Where to Put a Barn: Siting, Drainage and Access

Choose a location that drains, drives well, looks right and leaves room to grow, before you fall in love with a spot.

High, dry and drained

Water is a barn's enemy. Build on high ground, away from creeks, floodplain and low spots, and grade so that water flows away on all sides. Avoid placing a barn at the bottom of a slope.

We check drainage in rain and look for signs of seasonal wet areas before choosing a pad.

Access and traffic

Plan a driveway that trucks and trailers can use in wet weather, with room to turn. Place doors where vehicles approach most directly, and leave space in front for maneuvering.

For horse barns, think about trailer parking and a safe route from pasture to barn.

Sun, wind and views

Orientation affects heat, snow melt and comfort. In a hot climate, shade on the west side helps, and prevailing winds can help or hurt ventilation. Place the barn where you enjoy the view of it, and think about how it will look from the house.

Utilities and distance

Power, water and septic lines add cost with distance. Balance an ideal location against the cost of running utilities, and call before you dig.

Setbacks, easements and neighbors

Property lines, easements, septic fields, wells and zoning setbacks all limit where a building can go. Neighbors matter too: noise, smells and sightlines are easier to manage with a good location.

Room to grow

Place the barn so you can add a bay, a lean-to or an arena later. A little forethought can save a lot of money.

Our advice in one sentence

Choose high ground with good access, then leave room to grow.
